Im certainly not an expert in the Smokies other than a semi frequent guest - but if you have the cash I would think anything north of 10% is a good way to go. 

Would love suggestions for specific areas that attract the most guests.

The idea of using real estate professional status and then protecting those assets in an LLC which is owned by some other more fancy asset protection structure is nothing new.

If I become a part-time real estate agent and have no other W-2 job, would I be able to qualify for real estate professional status?

We buy things that guests recommend all of the time. 99% of owners love this.

And while there are good guests/tenants at all price points, the averages tend to be that lower price = harder on property.If good area, the price implies major renovations, in which case, I would think you are looking at well over $100k rehab.  

I’m sure many guests like that aspect, but it wasn’t for us... the price was good though for a 3/3.
