So you are telling me you are willing to take the chance that this person you met off the internet is going to give you $20,000 and promises to give you a balloon payment in 3 years.

Every syndicator promises 15-20% IRR or similar.

Constantly changing market conditions, changes to financing options, deals that look exciting and then fall through, partnerships that show promise then fizzle.
