Syed, I suggest you attend the local investor meeting, which in Worcester is Black Diamond. 

In the surrounding areas my favorite meeting is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next Waltham one is May).  

If he doesn't jump into this thread, you can talk to him at the next Black Diamond event in Worcester on April 19.

A local investor has been trying to evict a squatter for years without success, in fact, we had @Tim Walls do a presentation on the situation at a Black Diamond event.  

My personal favorite is the Black Diamond meeting in Waltham (alternates every other month with their Worcester location, next one in Waltham in May) and there is also the Boston Area REIA in Medford and the NEREIA in Chelmsford.

If it's simple enough that it can be taught in a weekend, it's not worth paying $20,000-$50,000 for.If it takes a whole weekend of diamond-hard selling to get someone to buy it, it's not worth paying $20,000-$50,000 for.There are good courses out there for reasonable prices (Ben Leybovich comes to mind) but this type of 'lock you in a pep-rally' sales....I'm not a fan at all. 

I know that's a diamond in the rough, but it is possible.
