I'm not sure what companies you're talking about Dawn but a Solo 401k can easily be set up in a week or two, and that's without paying extra for expediting.

I spent time searching for good deals on attractive light fixtures, fridges and dishwashers, flooring, bath/ kitchen fixtures, door handles, built-in bookcase, etc that would give my units a unique and quality feel to them.

At an apartment we stayed at in Europe they had an all in one dishwasher/dryer.

We put hand stained crown molding; NEW appliances; and even a dishwasher in the house (EXTREMELY STUPID).

Things like an extra bedroom, or a dishwasher, or a corner lot, or an extra parking stall, ALL have value that can be added or subtracted to arrive at your final figure.
