You are among very intelligent company here on BP.Please share your success along the way.Here's my advice: Buy as inexpensively as you possibly can.  

Make sure you have an intelligent and chatty inspector walk through with you before you buy, there have been some not so top quality flippers putting paint on a pig in this area and would be a headache of deferred maintenance for a first rental.

A bunch of people sitting around talking about real estate and not buying (because wholesaling means you are selling to someone else) does not create the artificial demand necessary to push prices way past where they should be and create a bubble.

A conversation that was scheduled for 30 min turned into a well rounded intelligent conversation on Lease Option, Wholesaling, Subject-to , Jim Rohn, and being a "Transaction Engineer".  

It really is quite easy and has little to do with intelligence.  

Cannot intelligently respond to them as to the status of their application....   

However after listening to many hours of intelligent people on BP i think i made a mistake. maybe i should have leveraged my money better. :( .

In the beginning I was extremely part time due to lack of funding, intelligence and confidence.

We did some matching of calls to spots in multiple markets and developed some intelligence on what shows and what networks generate calls, so we have a really good model for what we want to buy in a market, and that works really well so the single TV campaign tracking number is not really an issue.  

You are intelligent to be thinking toward your future and developing a plan.
