Regardless, the location Landmark & Shirlington are NOT near (walkable) to ANY metro--so you are very unlikely going to get tourists who will unlikely have a car and mainly want to get into DC easily.

I see potential but im having a hard time accounting for vacancy rates. obviously summer time is busy, but my concern is if the high season offsets the low season enough to be worth while. anyone else have propertiesin a similar, tourist market with large swings in demand that have tried airbnb or similar sites?
