My recommendation is to think really hard about how you'd like to create your own perspective and spin on commonly covered topics. 

LTV, APR, amortization, prepayments/yield maintenance/defeasement, balloons can all put a different spin on the final returns.

That's not a lack of success, you are just spinning wheels, trying to fit a square peg into a round hole from afar.
