I am exploring the idea of removing the stairs in the main house to the 2 floor and stairs to the basement to convert the 2nd story to a separate unit(add stairs outside) and convert the basement(cut egress door).

That is why I think that it is a vital separation between a person that just becomes a member and posts a logo up versus a person with a designation.I tried to condense my thoughts so I hope that makes sense.

My fear now is that by posting it on Airbnb I put it out for the world and I believe technically it can’t be rented separately but zoning said they would just tell her I have a permit pulled or it was just people who are renting my other place on the same lot so basically really no way to prove it.I was thinking instead of a kitchen is just rent it out 3-4 months a year with an outdoor flattop grill on the patio a nice seating area and maybe an outdoor sink.

In regards to the damages, I have them sign a separate document that is called a lease addendum wherein I have all the policies spelled out and made them responsible for actual charges of any damages and called out water damage to be reported within 24 hours or they will incur a heavy cost of fixing.
