Wondering what the going rate is for Property Management (PM) lease renewal fees (same tenant, just renewing lease for another 12 months) I’m in Philadelphia and have seen anywhere from $0 renewal fee to a flat $200 per renewal to the entire first month’s rent again!

If they want to renew, renew the Lease at an additional $50 / Month.

I do not think this was a major strategy killer, but the house sat empty during peak rental time (Summer before school started) and is still vacant at a price above Proforma.Some Observations: Closing costs came out to be much higher than the proforma estimateTaxes were spot onProperty Mgmt. fee spot onThe vacancy is listed at 4%, even though PM says I takes an average of 45 days to rent, so it’s a broad average I’m assuming after tenant leases or across all their properties.They advertise 2-year leases during the tour and most turnkeys are rented prior to closing, not the case for my property, still vacantOne inquiry has come in for a family whose house burned down, but they want 3-month lease smack in the middle of winter for another renewal, not optimalNeither the marketing department nor PM inside Reedy was very proactive as far as communication.

I don't do regular checks mid lease, usually I am there once a year for repairs and I do a walk through then.When they notify me they are not renewing I do my walk through as I am showing the unit to new tenants and have a conversation with them about what they need to do to get their SD back

If there is no weasel clause for you, can you take over and supervise all of the repairs until your contract is up for renewal?

Yeah, I would just do non renewals after 11 or 12 years.

Their lease is coming to an end in September and we're not going to renew it nor are we going to allow the tenants to sell the business.
