I would NOT try to time the market to sell it at peak unless you had another compelling reason like mentioned above for wanting/needing to sell anyway ... remember, even if you hit the peak for this RE cycle (which is hard enough to do), it does not mean you will be selling out at the global all time peak ... it reminds me of something my parent's did in the 1980's, they timed the market perfectly and sold at the peak for that RE cycle ... it was a triplex a few blocks from the ocean they sold for $150k, value stayed flat for years after they sold but today is probably worth >$2M.

Aloha,As a General Store, I would imagine they have a lot of rubbish and recyclables...as a commercial tenant, I would normally expect they would be responsible for their own, and completely separate from Residential tenants rubbish area.

Locally, I add value because it's hard even finding a 1%+ rule cash flow property in the Greater Seattle area, we use our construction company for the rehab, we recycle trim, doors, appliances from our higher price rehabs as materials for our lower price point rentals, we have solid long-term relationships with our hard money lenders, and we have our own real estate team to manage those parts.

Details below but let me know if you would like any other information.Purchase Price: $60,0002 Family, each unit 3/1 , 2024 sq ft.Current Rents: $775 and $725 - both units occupied with one year leasesLocation South Central Troy, NYTaxes: $4,687  (sadly this is not a typo - property is assessed at $103,000 which i will contest, hopefully bringing this down)Insurance: $800Water/Sewer $918Garbage/Recycling: $232Other utilities are paid by tenantsI have no actuals for maintenance/repairs etc but the roof is old and will need to be replaced in the next 5 years.

One thing that did happen a few months ago, we had some windy weather, I put the recycle bins out the night before and the next day she came back home an said that there were scratches on her car.

@Ben Leybovich  I came close to building one in Napa CA... but it was a hybrid  in Oregon the company is Kaady care wash.. its drive through but does a great job.. and it takes about 3 to 4 attendants to run it.. you don't dry... you just take money and run them through its a million or more for the equipment plus the land lease... is pretty much self contained and recycled these days.the little coin op ones I think like others have noted are mom and pop deals were you have constant calls ...
