Now a days the #1 best marketing tool is social networking ( Facebook, Instagram, twitter etc) and the main point of marketing a service or product is to get it in the way of someones vision so if it attracts them or someone they know word of mouth will do the rest of the work.

But, when the astronaut DOES wreck, there's a lot more carnage.But Bryan, the mountain biker may be all alone on his or her own, where the astronaut has a parachute, an escape pod and a whole team of support in Houston, so...Yes I agree with you on a MF that's not cash flowing, your exit options are limited.Your only options would be to sell it to an investor who has a better idea or vision on how he or she can turn things around, or an investor who's inexperienced and didn't know better.Another option I guess would be to put in some additional $ to convert it to a condo, where you can sell each unit individually to either O-O or investor.

I would highly recommend setting a 5-year vision for yourself, then work backwards to get a one-year goal for this year.
