I run 3 bedroom units all over the country and they consistently out perform other sizes time and time again.

If you plan on flipping houses with your new Checkbook IRA, I strongly suggest you get with your CPA to ensure you understand what the tax implications will be.The bottom line, however, is that there are several ways you can put your IRA to work in real estate, and if you do your homework and manage your investments well, you should be able to outperform the plan the funds were in previously.  

With leverage, prices do not even need to rise at the inflation rate to far out perform the inflation rate.  

a lot of my clients are moving to debt side  IE be the bank on really good performing first trust deeds... at the end of the day especially when you consider the price points these can out perform the acutal asset.. as depreciation is really not that beneficial on a few smaller value homes vis a vi the risk of cap ex etc..

The flaw with the statement, "deploying the cash for higher returns", is that it is almost arrogant and assuming that you will hit a home run or out perform the track record of index funds.

I will say the short term rental market here between PCB and Navarre, generally outperforms that of what I saw in NC.
