America is full of quiet & desperate strugglers; you wake up one day and see someone or something failed.

Toward the end of the BP money podcast recently on SDIRA, Scott Trench made a comment about how using a SDIRA to invest in real estate could help people get out of the middle class trap (all or most of one's wealth being in the primary residence and qualified retirement vehicles). 

Never really had any issues with tenants or lease violations, mostly because I was screening them myself and I'm lucky that a good chunk of them were friends of mine prior to being tenants.

We paid the $30/mo on a bunch of rentals and it made zero difference.

We are hoping they will change their minds, or at least clarify a path of safety.

Part of the power of RE is leveraging - imagine one 250k house - paid off.

I would recommend that regardless of market you decide to invest in that you find a fellow investor/realtor that can help you purchase in the neighborhoods that make for ideal long term rentals.

This is something a lot of people need to read going into flipping..

Really hard to sift through all the bad "mentors" to find a true one. 

People go to a broker like EXP because of low splits, but you get what you pay for.
