Mid term goal: nail down systems and procedures on the first and learn everything I can, refi and repeat after about a year from purchase.

Just get some boards (As thin as you can), sand that unevenness down as best as possible, glue and nail it on and paint it white. 

Land lording 101 also teaches that when the rent is late a notice to cure or quit is nailed on the door.

You certainly don’t want to walk on wood with nails and such so if you do need to do the flooring earlier than typical, simply cover them with heavy weight red rosin paper to protect them.

(insert throw pens, remote controls, your computer mouse at this forum post) If I haven't lost you from my absolute lack of common sense and lack of following my OWN Processes, read on as to why this was the nail in my coffin with this tenant.....A little back story- he called me up at the beginning of the month with "the story".
