I have been researching a lot about syndications / investment clubs lately and was getting ready to start investing away, but I have found a couple of posts that mentioned that it might not be the best time to invest in syndications due to the current market conditions (many people mentioning awful returns and many even stopping distributions).

This is easier to achieve for short term rentals, and a bit tougher for long term rentals - but I've been getting close for LTRs as of late (closer to 7-8% for LTRs).

@Michael Penny so we refinanced I think in late 2021, so it was a very different environment.

So think walkable (bonus) or by public transportation, if not garage parking is a must for when they come home late.
