That one will have to be a judgement call since you know more about the property and tenants than we do. 

Tell them, good luck buying a house when there is a judgement on your record showing you owe a landlord money.In no way is this the new tenants fault.

If that LO could communicate well and give clear answers to their guidelines, etc, then they wouldn't be 'order takers' working on HELOCs, they'd be 'rain makers' doing mostly 30YF first position mortgages.

How do you catch some of that cash raining from the sky?

We started with  our first duplex gut job for $15K, 5 -years ago  (now appraised for $125K) , no one wanted to touch it.. but honestly,  once you survive a horrible scenario, everything else seems kind of easy-- you know the saying "when it rains, it pours"---- I have  updated version for landlords specifically...

I would think you need a judgement in order to start doing this to their assets.

It was also raining pretty hard while I was there and it was dry so it's most likely not from the side of the house and the roof would be a long shot to flow around the floor above it and just end up there.
