Yeah I don't have markets isolated yet - I want to try to find a good turnkey company to start with.  

Those folks are educated and want to maintain that direct relationship w/the investor they brought in the deal so alleviates the lead sponsor from dealing w/a lot of basic questions and only having to tackle the more challenging, isolated ones.  

That gives some isolation to your personal life.If you are super nice guy, be very careful, because you will have trouble saying no when someone is begging you.

In fact, they are often ambiguous when viewed in isolation.

I am not really following his example so I was hoping someone could explain it to me in English ;-)There are multiple items to navigate with all of this aside from this abstruse piece of the regulations, but clarity on this piece in isolation would be helpful if one of our tax wizards can help with a common sense example.  

I totally agree that with the absolute right HOA's you might be able to put together a "very" specific isolated portfolio that works for you.
