One of the first recommendations that I always see for new agents is to compile a list of people you know to create your Sphere of Influence. 

I can’t stress enough the influence of the military change cycle.  

I think that having us living in the unit next door to the tenants will have some influence on them keeping the yard up, but there's no guarantee that they will. 

I didn't read the article but most west coast city councils seem to be anti-str, is this a result of hotel lobby influence?

There are a few factors that can influence rental rates for housing, and whether or not rental rates will fall in a particular market or for a specific property will depend on the specific circumstances.

its not really you or someone of your wherewithal that I would try to protect on BP... from your profile your an accredited investor and if you think buying low end rentals is a good investment then thats you prerogative .. its when you get on here and influence the newbies .. because if you read the post on here most of those considering morris invest are new and buying their first deals.History has proven those price points to be highly risky.. and for anyone to say they are not simply has not enough experience in the space.. to say that there are no vacancies or very little is simply not reality and or no maintenance ... you have folks that travelled to the city looked at the product reported back that the rehabs were the opposite of what your talking about.. you simply cannot do all that work in a 40k home.. not enough money in it to do that.  

Hello, David Greene talks about this constantly on his podcast that there is not enough real estate investor friendly agents from coast to coast ;I have made a decision that i will specialize in working with investors only in my market; I have joined local REI and have been very vocal to my sphere of influence My question for other agents on this forum how did you become the go to person in your market (Investor friendly real estate agent)In addition is there books or courses that i should look into that will help me become more recognized in my local market ?
