Have you considered using 1001 - Apartment A and Apartment B?

We have assisted clients that hold property individually or in an entity and they transfer to another entity and have never had a lender call the note due. 

I have done it with some contractors taking Paypal where you can use a credit card on that site with a fee, or QuickBooks is another one too.

You'd learn and potentially earn a profit at exit.Another way is to wholesale the land.

@Sophanara Khoeun you mention that you have no time as you have a 9-5 job - so, do 99% of investors!

I have a property that I could sell for somewhere around 400 K with owner financing.

So in the next few years we could have a recession happen and the investors with investment grade tenants with fixed payments knowing what they are getting that is  very desirable to a lot of people to own those assets.  

Sometimes a small win = big win.Got it.
