@Benjamin Carver there was just a gentleman on here who built a modular vacation rental in Grand Lake, CO area.

I have around 2-3 grand in student loans (I'll be able to pay them off easily), but other than that I don't have many expenses - however I don't have a ton of money saved up to go and buy a property.... 21 years old working full time as a receptionist at a private commercial real estate company, hoping to quit in a few years and become a full time investor.

I'm able to save roughly 2 grand a month~ or so after expenses, and have almost 6 figures in various investments.

I found a HOME RUN GRAND SLAM deal - but I do not have cash!

I am currently in Grand Rapids MI, but looking in the South Florida Market, also the Hilton Head area as well.

It is not cost effective as the bond will run you a few grand.

It's not a grand slam cash-flow machine.
