It's against our code of ethics and can make a realtor lose their licence in SC.

Just get the licence and rental suitability, if there are no obstacles and start the eviction process.

Hypothetically, if I was a real estate agent and had a friend from a different state who was buying a property there, could I be his buyers agent (assuming I have a licence for that state) without ever having to go to that state.  

Richard, Just out of curiousity why do you not want to go ahead and get your licence?

After much deliberation I have decided to wait to get my real estate licence, although I will eventually do so.

It will absolutely help your investing efforts but also not free, obtaining, keeping  a licence plus possibly fees to be with a broker
