I like new construction since there isn't any deferred maintenance and the properties should be relatively maintenance free for the first couple years (although it's good to include maintenance/repairs in your pro forma and maintain reserves just in case). 

After talking to my accountant we feel confident we meet the requirements.

Brokers acting as paper pushers and contract writers will obviously charge alot less than a broker taking on all responsibilities including marketing. 

We have an insurance policy on the rental house (through State Farm), that includes a personal liability section, which is essentially equal to our current net worth.Given that a tenant could sue for more than this if an accident occurred, we are thinking about adding either LLC or an umbrella policy (or both) as extra protection.Any advice on which way to go, and if LLC, any recommendations for a law firm or company the Indianapolis area?

It feels premature to sign a purchase agreement without agreeing on a price or even seeing the property.

I like their portal, because I feel that I am able to have a good idea of the status in processing of my loans, but I would be intentional about the loan officer I work with. 

The first apartments I rented as the owner, were previously rented by the former owner at $150 month including utilities.
