Any suggestions for a FANTASTIC property manager in the Kansas City area? 

Purchases with rent:value ratios of ~.65% or better and cap rates from 4.5-7% in the SD market tend to equate to fantastic long term investments.The LA market will almost certainly have slightly different figures, but I would have to imagine they are much closer to those  than the suggested national rules of thumb. 

I'm a newbie investor trying to get started on my first property, but I'd like to meet with a local Nashville mortgage broker who is investor friendly and is familiar with cash out refi options so I am completely educated on all my options before purchasing my first investment property.Any recommendations for Nashville mortgage brokers who are familiar with cash out refi/RE investors would be fantastic!

The cash flow (yield) isn't fantastic after accounting for the full time property management but none the less it is almost always booked.

It is currently leasing up, rents are fantastic and it is almost a completely new property. 

They already exist edit - 3d printed houses are fantastic innovation and quite useful to low/no income or temporary housing and other uses.

Ryan Valdez the podcast has more than a couple episodes about investing out of state and the BP book is fantastic.
