How ever I do have a problem units are in a small college town and property manager is great but doesn't document the units as well I would like.

This is a lesson learned where I will be sure to document the condition of the unit well at move in and do regular checks throughout the year.

However, if they are truly passive investors, are you structuring and documenting this as a syndication?

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
