So the scope of the project got a bit bigger after looking around and talking to some friends that are renters and I decided to switch the half bath to a full bath.Layout of new full bath: https://drive.google.com/file/d/0Bw4tlga09RSJQzVXd...This takes the Jack and Jill bath and dedicates it to the master bedrrom, moves the closet (this is where the vanities will be now) and adds a shower.  

I welcome your comments on what in your opinion sells house :We all know the usual suspects are :Lots of light - Big windowsEffective stagingCurb appeal (well maintained front)Updated kitchen (new cabinets, flooring, counter tops, light fixtures)Updated bathroom (modern look, new light fixtures, big windows, big tiles etc)Big closet space in the roomshow aboutFinished basement ?

The only issue was two kids playing hide and seek and was hidden in the closet, they did pushed a bifold door off its track and that was a clue for me to adjust it.

Also check floor registers/vents, under thresholds, under the edges of vinyl sheet flooring & definitely double-check closets.

You can say it has 1 closet or you can say it only has 1 closet.    

It currently has the water heater closet, stacked washer dryer, fridge, and sink.

Frankly,  I never would have thought about portability of these vouchers between states had it not come up.   

I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

For a vanishingly few stays we have to do a deep clean or replace linens, or something like a folding chair or portable dinner stand.
