its always a good thing to not isolate your immediate neighbors as they can be good observers of your investments when you aren't around. imo, am pretty sure there is often a need for rooms in most urban (and sometimes rural) populations.

Cracks in the middle of rooms can be an issueWalls; look for cracking in the walls.Small hairline cracks a common and normally not a problem.Also small cracks above window and door openings are common.Larger cracks may be a sign of foundation movement or improper construction of the wall framing.Foundations; walk around the building to observe any apparent foundation movements.While not major problem in the area, this can be an expensive fix.Thousands of dollars.Others; doors and window not opening and closing properly.Several things may be the cause of this including foundation settlement and framing problems.

What I'd be trying to do is save money on commission and brokerage fee's.Many would argue that if agents themselves are circumnavigating the industry norms what kind of message does that send to real estate consumers.Even in a FSBO situation, I myself as an agent would still be required to observe all federal laws, regulations and state laws regarding my duty as an agent.As an agent I'd still would have to do all disclosures required under federal and state law (non-discrimination, fair-housing, lead based paint disclosure, etc., etc., etc,.And I would need to observe all requirements of the contract including home inspection repairs, lender required repairs, executing documents, etc.

my observations are:1. response is so low many kind of give up.2. they are shocked when they do get someone on the phone and are not prepared.3. delegated to robo call and call center reading from script  ( turn off)4. say they will call back and never do  :)  if you can somehow clean that up..
