Memphis is a great market to invest in so much that I quit my cozy job as a biomedical engineer to move 1/2 way across the county to divulge into the real estate market in Memphis (I am originally from Utah).

@Samuel Sam - if you went to college and your degree is the same as your job (ex you have an engineering degree and you work as an engineer) you can get an exception, otherwise you need to wait for the 2 year work history or pay way more for a loan

Account Closed Pick a higher paying major (engineering, accounting, finance), pick a niche then pick a sub-niche, learn everything about that sub-niche, network like crazy - by attending your local REIA and other investor meetings and keep marketing yourself.

If you have multiple rental properties it might make sense to get your depreciation done right by a qualified engineer.

These can be financed if a full remediation has been completed with the engineers report and insurance coverage can be bound.

Search Engines are your best friends.

I know I will probably need to bring a structural engineer/foundation guy.

HUD Engineering  standards changed that year, it was also the end of 2x2 framing.
