You dont have to be your own detective..lol

We used a private detective.

An uncle was a detective here, I'd go out as a kid or a bit older and I'd see him working some drug bust thing or some super snooper thing and he'd whisper that to me, get away, don't blow my cover!

We need an internet detective award.

It's fun doing this detective work!  

The software can detect if people are asking for a discount and send a template answer instantly. the discount people and the "are these dates available" people drive me nuts.

You can do detective work to try and discern it (bad tenants, financial distress, etc) but sometimes it may be a life change (divorce, death, retirement, moving), wanting to cash out, tired of being landord, or simply they feel it is a good time to sell.

Did a little detective work and I think what happened was he left early without legally returning possession, so they filed eviction and detainer, plus the difference between his security and the 2 months rent loss.I just offered them the unit with 2 conditions, last month as Mark helpfully suggested (didn't know that was legal) and that they use an automatic ACH payment or a service like Cozy.I was planning on asking them to sign at least a 15 month so it's up in the spring next time.
