Be it Warren Buffet vetting a firm's IPO or one of our BPers finding a great property, either way I'm going to suggest that everything leading up to pulling the trigger qualifies as "work."

I dropped out of dental school (when I realized I wasn't making money fast enough) after being accepted with a 4.0 gpa in undergrad... many of the courses which I have taken are firmly rooted in chemistry...

I work directly under my father who started our firm 35 years ago and they have somehow managed to survive multiple downturns as a small boutique firm.

I own a tax return preparation, financial planning and business consulting firm that specializes in tax returns for real estate investors and setting up LLCs for investors.

Peter is an investor himself (though not in Multifamily) so he has a pretty firm grasp on what an investor is looking for.

I'm a firm believer in you get out what you put in.
