Like I said, I have not proceeded any further until I get some context by seeing the camera myself (via pic or in person).Both tenants are good tenants and do not cause any trouble and pretty much keep to themselves (both are single women living alone, FWIW). 

There are PLENTY of shelters, family and governmental assistance to help particularly WOMEN and CHILDREN.

You gave this women this garland on YOUR Christmas and it's a memorable, heartfelt gift that doesn't attempt to replace a priceless antique but sparks a new understanding and warm friendship between landlord and tenant.

I know elderly on section 8, women with kids who would love to work but childcare costs more than they can earn. 

I found a few with women investors sharing their stories which I find very motivating.

We are young and not so young, heavy, skinny, every ethnic makeup, men, women, highly educated and not so much, but all of us are interested in REI and nobody cares what you look like, just that we can see you, and know you if we were to run across you someplace.

If you go into flipping with the mindset of an upscale decorator, you may find yourself losing money instead of making it.For whatever reason, it seems that women are more likely to fall into this trap.

I've made some investments so far (401 (k), Roth, stocks, life insurance..) but it's time that I start investing in what I've always wanted to...Real Estate.I plan on spending the next few months delving into BiggerPockets...articles, forums, blogs etc...I want to start with an owner-occupied multi-family, and branch out from there.At this point I'm looking for any advice from the mavericks, the men/women who have been in my shoes at one point or another....Any and all advice would be appreciated.Thanks, heaps!
