It seems you feel the same way about people within RE investing and are choosing to make a blanket statement/accusation because of that.This does not give you the authority to pick arbitrary profit margins and call anyone that doesn't stick to your number's unethical or predatory.

,You make some very strong and rude accusations for one who doesn't know me.My comments were regarding the numbers in a deal that I believe you and I would agree would not fit the standard for what would be an acceptable deal, but I was only keeping to the topic of numbers and how it is that sometimes deals don't have to fit the 70% rule.

no sweat I close all over the place.. only issues I ever have are if I am in Maui or something and its a state that requires a witness on the deed.... that can be challening
