Looking at properties, networking (going to functions, volunteering, working open houses for agents who are busy, manning the agency's phones etc) left little time for the wife and my young son. 

Take on a part-time job, volunteer, or network through civic activities to build your business.

I do believe in giving back and volunteer my time as a big brother, which is a role I love and believe is the best use of my time as a mentor.

A friend alerted me to a potential first deal up the road from him. he is an investor, all SFR in this same town, where is very active in the community, i.e. on board, volunteer fireman, etc. 

Volunteer, join groups in the community, create a connection with people in the community so you become a resource that people want to seek out.

While you are volunteering at your local vets/lions/moose/elks/kids ball game, the conversation comes up and bam!
