I started with a 43k HELOC and just got house number 40 under contract yesterday - all in 7 or 8 years.If there's any other investing vehicle that can do something like that with so little capital, I'd love to hear it.

No legal advice, but I have denied to file claims on behalf of homeowners for acts they claimed were the fault of the HOA (nothing as serious as personal injury - all involved contact between the front gate and personal vehicles).

I hit the web and stumbled across biggerpockets i have been stalking the forums podcasts blogs and webinars as much as possible but hesitated to reach out. well i couldn't have found bp soon enough because i have now stumbled upon a partnership that is willing to  finance a small multi family, and put the title in my name, in exchange for 50% of future profit.needless to say i am very nervous as a couple months of reading in no way make me a qualified investment vehicle. but i am not willing to let this opportunity to enter the field of my dreams disappear. nobody in my extended social circle has any viable knowledge in real estate. so hear i am reaching out to the multitudes of knowledgable investors here on bp. i am open and grate full for any advice and criticism on any topic and would really love to find someone who understands my market.

Do the math early in your journey to keep you from going down the wrong road for 10 yrs before you figure out that the vehicle was not the best one for the task.

I also have heard of a another specific form of syndication called a real estate limited partnership. does anyone have experience using either of these vehicles and if so would you say they are beneficial to investors?

I have been reading up alot in real esate and trying to decide which lane/vehicle is best for me.
