Anything has to be better than pee stained dog infested carpet.

I know of one called Nature's Miracle which I've used on small stains with great success. 

I ended up having to repaint a few highly stained walls and was very surprised by this.

Waters spots and staining, or warping and buckling?

Ideas:Power wash house.Power wash & stain the wood fence a nice dark stain.Get rid of all the grass growing up in the driveway.Edge around borders of paved surfaces & trim yard.Get rid of junk shrubs and put something nice in with flowers.Hide garbage cans.I would also pick a nice color scheme and paint the exterior.  

We replaced the bedroom flooring, had to paint the entire place, had to re-sand and re-stain the cabinets after they decided to do that themselves, had to remove and repair the kitchen wall where they installed a backsplash (poorly), repaint the patio that they spray painted, fixed broken cabinet doors and drawers, replaced a stolen fixture, paid a cleaning team for 3 days of cleaning up the filth, and many other things. 

We are upgrading that flooring to wood grain vinyl planks.About your concrete stain.  

It has dark stained woodwork throughout.  

, I tore out the stained carpets but now I need to decide what type of flooring to put in there considering that I'm getting decent rent AND 90% of the prospective renters have pets!
