Pricing in DFW probably means you wont live rent free,and will have to pay your fair share of normal rent, but you also get 3 more people contributing to your loan paydown and you get to keep the appreciation.Buy hey...maybe I'm wrong....go talk to a local bank or credit union near where you live and get a term sheet from them for financing. 

But the lawsuit reveals details that are hard to ignore: emails, phone calls, and even group meetings allegedly used to share strategies for keeping rents high.

They tend to have more stable tenants, no shared yard maintenance, and better long-term appreciation potential.

What I can share is that the risk-reward will not be worth it as a 'newbie' due to your limited capital and inability to actively manage your properties.
