Over the months i have been scouring the web for anything i could find on real estate investing.

I have a small database that I'm currently focused on expanding and do what I can to keep up with the market but I'm interested in educating myself more on the investment side of things.I do all I can to learn about real estate investing on my own time including listening to the podcast, scouring the forums, reading all of the recommended real estate & business books, connecting/networking with people of importance and I just found ICOR here in Denver.  

You can use rent-o-meter or scour craigslist to see what places are renting for in specific conditions and areas.  

I would like to start off by saying how much I absolutely love this community just from everything I have witnessed over the last few weeks of scouring the forums.

Thanks,  One of the other interesting tidbits that I have came across in scouring the internet that might be helpful to know is that if you only identify 3 properties in the first 45 days there is no limit on their combined value, however, if you choose to identify more than 3 properties then the combined value of all of them cannot be greater than the total amount of your sale.  

I work with many investor clients and am regularly scouring the Kauai market for two-dwelling properties such as what you're looking for.

I've been reading, researching and scouring the neighborhood every free chance I get!

In the last year I've read two dozen books on real estate, done hours of research on the web, listened to half the podcasts on BP and have been scouring this forum.

Just take the time, listen to the Podcasts, and scour the forums by searching topics you're interested in.

Visit your local REIA's, search craigslist, scour the forums for people local to you, call the numbers on bandit signs, etc.
