As others have mentioned, an eviction will set you back far more than round trip drives twice a month, AND I bet a judge would laugh you out of court.Post-dated checks is one possibility, as has been mentioned.

Of course you can do bare minimum, but in my experience it all just compounds with a slightly lower quality tenant next round, whom is a little rougher on unit, and then the next turn costs even more.As for Capex, yes, increasing your costs does hurt returns.

It looks like their assessed value went up by 48% after the latest round of reassessments, so they will probably be looking at a tax bill closer to 3k in the future.On the point about FHA loans, that PMI is going to stick with you for the lifetime of the loan unless you refi to a conventional down the line.
