I typically will break down my reasoning, how much is the property worth once restored, what needs to be done where, how much, rental rates, etc etc etc...and my bottom line.This email will then go back and forth a few times, with her opinions, counter points, and eventually I would have the contract worked up in PDF, my attorney reviewed with his comments, and CCed.I would then send the final contract to her.

Bill Gulley - you can actually get some pretty great tax credits for restoring a home/building that is part of the national register (which would likely be the ones having the highest costs due to restrictions).All of my rental properties are in old homes that have been converted to multifamily by somebody else long ago.

They maintained it very well, replaced appliances at their expense & had their maintenance guys restore/rebuild the old wood enclosed porch.After another 6 years they moved their Mfg out of the area (to China) & the last guy left all the appliances, furniture, Bose sound system & TV's.We then sold it lease-to-own, took it back after 7 years of pmts & have it rented again!!!

Sometimes states and cities will offer tax credits for restoration/preservation of historic homes, so that may be something to check on also.
