I did purchase the course about a year ago but quite honestly it's just been sitting around collecting dust because I really didn't want to invest my time and energy into something like this that I wasn't 100% confident about.

I’ve read to have your criteria high but not so high you’re sitting on your hands for 3+ months to Find the perfect tenant. 

@Pete Harper out of curiosity have you looked at modular home products that sit on a foundation?

When I converted my SFH from primary residence to rental, the process was surprisingly "turnkey" from what I recall.

Most think they are sitting on a ton of equity but its a farce. 

I'd suffer through 3 years of construction if I could get a good deal but it does concern me that this house is sitting so long.

I'm not sitting at my laptop on a boat in a marina with my multiple girlfriends du jour in thongs bringing me umbrella drinks every time I snap my fingers.

I'd sit down and ask myself some questions, like how much capital am I willing to put into this endeavor, and I do not mean just one deal cause any deal can lose money. 

I cannot recall if CFRI does that. 

If I recall he offers his Air BnB services and had several properties around Lucas Oil Stadium.
