I have a RE Poker Club Starting, A Breakfast Club, and Cycling Club on the way.

Over the last 40 years, I have managed long-term rentals, short-term rentals, and a Bed & Breakfast.

Renting out rooms makes you a Bed and breakfast or guest house Which can have a host of stringent rules that you better check with your zoning office. bunk beds have ladders which many insurance companies frown upon.

The smallest of these would be a bed & breakfast that can be as little as 3 rooms
