Purchase price: $181,000
Sale price: $386,000

Fully Renovated home w/ modern design, 4 beds, 2 full bath, & finished basement. Brand new electrical, & new interior plumbing, central air&heat. Beautiful HW Bamboo floors on 1/2 fl basement has laminate floors. 1st fl has open concept, spacious kitchen w/ granite counters, island breakfast bar, modern light fixtures, & SS appliances. Kitchen has adjoining din area & sliding door to a deck & spacious backyard. 1st fl large sunny living room, 2 spacious on 1st fl & full bath w modern fixtures.

What made you interested in investing in this type of deal?

I was interested in renovating a property from start to finish.

How did you find this deal and how did you negotiate it?

I found the deal on the MLS.

How did you finance this deal?

Hard Money

How did you add value to the deal?

Acted as a realtor, selected all materials, designer, worked with the architect, hired all the contractors, interacted with the township on permits & inspections.

What was the outcome?

Renovated property and received multiple offers upon listing.

Lessons learned? Challenges?

I would have considered not gutting the entire property because it increased the requirements from the township.
