The seller asked the bank, which was Landmark CU, if they would accept our offer and after they said yes verbally, I sent them my OTP and a preliminary HUD which our title company prepared.

Get a preliminary Title Report and obtain the Bankruptcy judgment)  However, if the Lady who declared bankruptcy does still own it then recording a Quit Claim deed from her to you will in fact make you the new owner of the property -at least until and unless Wells Fargo (or another lien holder) chooses to foreclose.
