Paul recently implemented 3% rent control (irrespective of inflation) which has been a complete disaster so far - no one knows how to enforce it, developers are stopping new builds, etc.

If I install some smart lock door that I can control entry code, then I can simply give the temp entry code to the applicant.

And you are right most money manager types won't advise you to hold RE because that is out of their control and they cannot collect fees under management. 

No control over the investment - they decide when to sell the property.

Are these related to the air conditioners, or do they control the electricity for the entire house? 

I remember a time back the folks at Bigger Pockets were promoting Josh Cantwell, Appearantly the guy has salesmanship but look up the details of what he offers and you will find he wants the best deals, a sure profit and at minimum 16% on his money, plus he gets you to do all of the leg work and contruction but he gets to select the deals and control all of the money. heheheh When Josh was just a young lad he was told that, "there is a sucker born every minute" then instructed to go out into the world and find them.

My issue is that by having her accept the offer you are not in control and not dictating the outcome.  

I moved to KC from LA so I’m used to tenant’s rights including rent control.

The LLC structure gives more control to manage the tenants if I remember correctly.  

I'm not sure if it's worth it to convert they downstairs to an ADU so I could get another renter - the city of S.F. would probably call it a 2 unit not a SFH and I'd be under rent control.
