All they see is a 10% increase on a weekend, or month over month, and they call it price gouging.  

That’s a 2.5% increase over 2023 and the strongest sales volume we’ve seen since 2021.

That being said, if you're 23 and you don't own a home, I really do recommend starting with a house hack as you don't need the 25% down capital to get started and you kill 2 birds with one stone by getting a rental and having a roof over your head. 

Over the decades, today's interest rates are historically pretty typical.

One thing I would suggest is if you start getting some consistent bookings do not jack your prices up over 15% as a new listing.

I heard someplace that one should hold the 1031 exchange property under the same title (i.e revocable trust) for a year and then transfer it over to an LLC.

Then the rents would cover that payment plus the mortgage with cash left over.

Are we over analyzing this?
