Get a list and send them a yellow post card.

An eviction in MA can take over a year if the tenant plays their cards right.

You'll need to be doing 1) google ads, 2) Facebook ads, 3) letters and post cards, and 4) answer your phone.

Once you have the license you have to pay for the lock boxes, signs, business cards, website, etc.

I can go through 2-3 check books per house on top of the countless purchases from different stores on the debit card.

@Lily Daudert I recently had an applicant with score in the mid 600s  because he had no credit cards and no debt.  

Another advantage of having the legal entity is that it would look professional on a business card.  

You have a much better chance of connecting with an owner if you are persistent rather then doing mass mailings hoping to hit that one owner who is ready to sell at the exact moment they received your post card.
