@Zachary EngenRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

But I have JUST proven to you that people in these situations have a 99.9% chance they will NOT be motivated.See the mistake all these software lovers make is they incorrectly ASSUME that foreclosures, and absentee owners, and probates and all these situations imply motivation., but the DATA says that is not true.So I have factually, mathematically proven to you, without any room for opinion, that I am in fact accurate and correct.Everyone with a probstream membership answer me this.

We have seen pricing double triple or more over the last 10 years, still going strong, BTW my regret is not keeping 50 or so of the 500 I flipped, HUGE mistake,,,,, Good Luck 

If something truly was wrong that you could have prevented or handled a lot better, thank them for leaving a review, apologize, own up to the mistake you made, and explain how it’s fixed so it won’t happen to future guest.

Here is the thing @Dylan Lersch...everything ends up being a mindset.In my mind, you can't get the wrong house BECAUSE that's the one got lol and things will come up and because you have a growth mindset you know you will avoid them the next time...The only way I've found to avoid mistakes is to learn from other people, get as many smart people around, and ask as many questions as possible...BUT still, at the end of the day, each one of us has our own individual journey you can get as many smart people and ask as many questions but nothing replaces experiencing things yourself.The people I have seen scale the quickest, but systems in place the fastest. 

I also set up my new corp and got a call from 1800acct pitch sale was great seemed like I had a great company working for me, after first phone meeting w my accountant I realize i made a big mistake , they tried to charge more for any variables I had , I got the year deal paid in full and they run away with my money they didn't reimburse a penny total ripoff guys!!!
