The problem with the way you're running it is you are trying to run at a very fast pace while still carrying weights.

So is the Oak color if you want something lighter.

Maybe it is using a certain lender whose preapproval letter carries more weight than other lenders.

Dark stains like walnut are richer and add elegance as well as help to anchor and showcase furniture better as long as the furniture is lighter tones and color.

Lighter will make it appear larger and darker will make it appear smaller.

Ask them if they have a cap on the increase on property taxes per year.I have never heard an appraiser change a value on a property because of an anticipated tax bill, so although it is a very valid concern, it doesn't hold a lot of weight in your negotiation.
