I agree 100% with @Ned Carey Give it time, expect many unmotivated sellers, and test with different wording/layout with your marketing.

The LOI should lay out what your willing to offer and if they accept it then you do the contract.

I'd recommend him to anyone on BP who's looking for design/layout help on their renovations. 

I personally hate them because they are cheap construction quality, cheap products used and limited on size and layout. 

These have been large scale renovations with layout modifications, new electrical, mostly new plumbing, etc as well as a mid higher end finish (quartz counters, marble tile, etc).I'm looking for a benchmark, particularly on timeline.

When property goes to auction you can purchase it for the highest bid (but that means you have to lay out the funds again & basically pay yourself later) or the property will go to the highest bidder. 

Then find yourself an accountant and attorney who are well versed in business and real estate and lay out a road map to reach your near, mid and long-term objectives in a cost and tax effective manner.

I would only install stone (granite, cultured, or otherwise) in a higher-end rental or if I found usable seconds at an extraordinary price)As for layout, what is on the wall to the left of the photo?
