@Miguel Vargas If you check on the property appraiser website for the county it should be able to give you the zoning and land usage for the lot.

The tax credit is 30% through the end of this year and will diminish from then.The savings and value add depend on a lot of factors including where the property is located, your usage of power, size of system desired, etc.

Give it time to go to the credit bureau so it registers usage, and then pay it off so it can register a "Paid Tradeline", which gives you a few points each time.

IE if the norm is for gas to be paid by the tenant, yet your tenant has to pay their gas + hot water gas usage, it will "feel" more expensive to them and many applicants will pass (and you'll suffer higher vacancy).
