Give it time to go to the credit bureau so it registers usage, and then pay it off so it can register a "Paid Tradeline", which gives you a few points each time.

IE if the norm is for gas to be paid by the tenant, yet your tenant has to pay their gas + hot water gas usage, it will "feel" more expensive to them and many applicants will pass (and you'll suffer higher vacancy).
