Apparently, two prior tenants ago had a TON of animals/pets and the place was filthy - this is the same washer/dryer from that tenant, and so the tenant after experienced all these issues with the machine (probably because there was all kinds of animal hair, etc clogging things up).

Things are so regional I love hearing how other areas do things.I do comm RE in OR/WA, the standard PSA I submit has 4 contingencies:1) Title review (2 weeks or so after PTRE delivery)2) Physical inspection (about month after M/A)3) Books/records inspection (about month after M/A)4) And last, financing contingency (about 3 months after M/A)If the buyer does NOT affirmatively waive each of these by the deadline, then the deal is dead and E/M refunded (barring making it non-refundable prior to the particular deadline).

If you need cash for it, YOU ask the city, or have the volunteers set out change donation boxes in every business in town--7-11, hair shops, Walmart, etc...Also big companies like Walmart might make donations if YOU contact them.In a nutshell, I'm saying a BIG Project needs a full time Vision Person to Steer it and spur it on when it stalls (which it will from time to time).

Giant PITA and as soon as you dust them they are full of feathers or hairs or bits of whatever you use to dust them with...and God himself can't help you clean them thoroughly if someone gets a stain up there or squashes a spider.
